What is the application process?
Credit review, employment and residency verifications and criminal background reviews are conducted by a third party after you have submitted a completed application. We require current proof of monthly income at least 2.5x the monthly rent of your selected apartment.
An Applicant(s) is required to pay a security deposit at the time of lease execution.
Can I compare floor plans?
Visit the floor plan page or go through the application process and it will immediately allow you to compare up to 3 floor plans.
Is this a gated community?
Yes! We are a fully fenced in and gated community with controlled access via multiple electronic gated access points.
What is your pet policy?
There is a $250 one-time pet fee per pet and $25 monthly pet rent per pet. Temporary and/or visiting pets are not allowed. We accept only dogs, cats, birds and fish. No exotic pets, rodents, reptiles, etc. allowed. Two animal limit per apartment. Breed restrictions apply.
Can I apply online?
Yes! Choose the “Apply Now” button at the top of our website. On the next page, you will find a list of floor plans within our community where you can select the floor plan of your choosing. You must register as a new user and follow the instructions to submit your application & payment. At the end of the application process, you will be required to pay a $75 Application Fee applied towards move-in for each lease applicant. Please have your bank information or credit card available in order to complete the application process. There is no service charge to submit your payment using the E-check option.
What are the lease terms?
We offer lease terms ranging from 7 to 24 months
What amenities does the community offer?
Amenities include a fitness center, heated swimming pool, clubhouse, social lounge, cyber café, conference room, BBQ areas, car care center, playground, and dog park.
Who is the electric utility provider?
Florida Power & Light. Individual utility costs will vary due to apartment size, location, and personal usage.
Who provides cable and internet service?
Each unit is equipped with a pre-installed modem and router with 1 gigabyte symmetrical internet provided by Frontier. Frontier 1 GB Internet is $55 per unit, per month.
Do you offer garages?
All garages are accessible from inside the building breezeways. They are not directly attached to individual apartments.
What shopping and dining options are nearby?
Within a 5 mile radius and minutes from The Carlton at Robinson Gateway you can find many Retail, Grocery Stores, Restaurants and Fitness options.
Do you have a dog park?
Yes! We have a spacious dog park with a doggy water fountain and benches.
Do you have a playground?
Yes, the community includes a playground.
What are the move-in costs at The Carlton at Robinson Gateway?
The administrative fee is $0. There is a refundable security deposit ranging from $300 to $500.
Are there amenity or community service fees?
The Carlton at Robinson Gateway offers several community services at no additional charge. Amenity access, key fobs, parcel pending, pest control, and valet trash are all $0. There is also no late fee.
How much does garage parking and storage cost?
Garage parking ranges from $160 to $250 per garage, per month, plus tax. Storage rooms range from $50 to $75 per unit, per month, plus tax.
Are EV charging stations available and are there additional fees?
EV charging station usage is based on usage. EV charging station garage setup requires a $350 one-time installation/setup fee.
